Boundary Surveys Across South Carolina

Surveying All of South Carolina Since 1982.

Rural South Carolina property with a farmhouse and open fields

Whether you’re buying a lot, putting up a fence, or settling a question with a neighbor, a boundary survey shows you exactly where your property starts and stops. Abraham Land Surveying is a family firm of licensed South Carolina land surveyors based in Newberry. Tom Abraham founded it in 1982, and we’ve been marking lines for families, farms and businesses across the state ever since.

When you need one

  • You’re buying a home, a lake lot, or rural acreage and want to know what you’re actually getting
  • You’re installing a fence, driveway, outbuilding or addition near a property line
  • You and a neighbor disagree about where the line is
  • You’re buying acreage and want to confirm the actual acreage before you close
  • You’re marking lines for hunting season, timber, crops or fencing
  • You’re splitting off a parcel or planning a subdivision

What’s included / our process

  1. Research. We pull deeds, plats and records for your property and the neighbors’ before we head out.
  2. Fieldwork. Our crew finds the existing corners and monuments with best-in-industry equipment from Trimble, Leica and Carlson.
  3. Marking. We set or verify corners. On rural land we can flag the lines, blaze and paint trees, or set t-posts or stakes on the line.
  4. Plat. You get a signed plat that shows lines, corners and acreage, along with any easements, encroachments or flood zone issues we find. We print it in-house on our HP DesignJet wide-format plotter.

Frequently asked questions

Do I really need a survey when I buy a house? Your lender may not require one, but we strongly recommend it. A survey is the only service that can show certain hazards before you close, including easements, encroachments, projections and flood zone issues. Order it during your due diligence period, and don’t wait until the last minute.

What if the acreage is different from what the listing says? It happens more often than you’d think. Finding out before closing protects you on the purchase price and also on your property taxes.

Will you mark my lines so I can see them? Yes. We can use flagging, painted or blazed trees, or stakes and t-posts, depending on what you need.

How much does a boundary survey cost? It depends on the size of the property, the records and the terrain. Call us and we’ll talk through your project. Estimates are always free.
